Some houses you visit. This one you settle into.
For years Casa delle Fragole has welcomed guests from all over Europe, many of whom you will find on our Reviews page. Now we are looking for its next owner: someone who will love this place as much as we do. We live right next door, so this is not goodbye.
Asking price €1,195,000
Living space 239 m²
Land 1.2 hectares
Bedrooms 3 · Bathrooms 3 · Sleeps 8
Hidden in the hills, five kilometres from town
The house stands on its own 1.2 hectares, screened by oaks, cypresses and olive trees. The fenced garden, the pool and the terraces belong to the house alone.
Cortona’s historic centre is 5 km away; the nearest village and supermarket 3 km.
Stone, beams and terracotta
Built in local stone over two floors, the farmhouse keeps everything that makes a Tuscan house: exposed wooden beams, terracotta floors, thick walls, shuttered windows and an outside stone staircase.
In the late afternoon the stone turns gold, and the evening simply starts outside.

Made for long evenings
The living room gathers around a large open fireplace, with sofas for the whole party. The country kitchen has a stone sink and a range cooker, next to a dining room under old beams. A small wine bar opens through its own wooden doors onto the garden, and there is a laundry room with washer and dryer.
Upstairs are two air-conditioned double bedrooms, one with an adjoining annex with a sofa bed, and two bathrooms.
A house of its own for guests
Fully renovated in 2021, the stone cottage stands apart among the trees: one room with two double beds, its own shower room and a private terrace. For family, for friends who stay a while, or for extra rental income.
A new wooden garage was built in 2024 suitable for your car and garden furniture in winter.

A morning at Casa delle Fragole

A garden for every hour
A private pool framed by cypresses and stone paving, with sunbeds and parasols. Lawns and old shade trees all around, a gazebo with a dining area and a barbecue. Coffee in one corner, aperitivo in another. Parking on the grounds.
Cortona and beyond
Cortona is one of Tuscany’s best-loved hill towns: Etruscan walls, steep lanes, piazzas and trattorie, and the views that made it famous worldwide through Under the Tuscan Sun. Below lies the Valdichiana with its vineyards. Montepulciano, Perugia and Lake Trasimeno are all within an hour by car.

A proven holiday home
For years Casa delle Fragole has been rented to holiday guests, mainly from the Benelux, around 12–15 weeks a year under deliberately strict booking terms. Its reviews speak for themselves. International platforms, more flexible terms and the American market have never been used, so a new owner can take it much further. Full rental history on request.
